The kopi quality did not get worst. More of the kopi kia don't really know how to brew properly. Me avoid the kopitiam, air-con food court, the kopi kia almost like robot making kopi.
Latte always better quality, because so did the price rise... Kopi every few year 'review' price (like salary review), still cheaper but quality will getting worst with over-commercialization or rise in milk/sugar etc...
Nowadays, good coffee either got expensive or the quality not what it used to be.... :roll:

If you have an existing housing loan, you can only loan up to 60% for the new property. That means you have to cough up a minimum of 40% for down payment. This is additional to cash buffer you have to set aside for progressive payment, property tax, repair for wear-and-tear for your rented place & electrical appliances. And also cash buffer to pay monthly housing loan if you can't find tenant for your place for an extended period of time. Unless you are heavily leveraged which is not advisable.janet_lee88:
Too many changes now. No dough to think of condo either...servicing my loan till hubby reaches 60. Heard now if buy condo, every month the amount to pay is very high.
With the pricing now at ridiculous high, it is not a value buy yet. Now everywhere (even for hillview, ponggul etc selling at > $1,000 psf) Hold on for a while
We are far from there.... Though seems like there are plenty of people loaded for bears... with cash....

Don't think so. Seems that you need to sell off your condo within 6 months after you got your HDB. Unless you are talking about new direct HDB, then you need sell off and wait 30 months to be eligible, rent in meanwhile or bunk in with parents, friends, relatives etc....cherrygal:
Nowadays, most of my frens who bought HDB flats end up buying private property and not selling their flats. They prefer to rent out their flats... no wonder analysts say less and less resale flats available...
Don't sell off your HDB flat even when you are getting a condo. The new ruling states that one cannot buy a HDB flat if one is currently holding a condo. So one have to sell off the condo, stay at a rented place for an extended period of time before one is allow to buy HDB flat again

The tradeoff comparison should be between car and BMW + occasional Taxi. Subsituting car with totally taxi rides is no brainer, as it is definitely more costy to take taxi on routine days that is not just to-and-fro work.
Cruel fact of life where car is concerned, people can only either choose to spend money to save time or spend time to save money.... :sad: -

Not sure about the loss for car company, they already factor in the risk of COE increase, think there is a limit of some amount that the dealer would refund us some cash if COE drop below 10K when we first bought our car. Dunno whether there is such a rule for the other way round. A colleague of mine bought just after us have to top up cash when his secured COE increased alot...
My guess it won't go below 30K over the next 5 years.... At most extend COE loh.....

Errr... There may not be a single website that give straightforward answers as that depends on situation such as CPF rulings, bank loan quantum and loan packages etc....
If you are looking at new launch pty, simply drop by one showflat and request for a agent + banker to work out the sums. No obligations. There may be pushy agents, but simply wave them away...
As for pte resale, try propertyguru calculator at http://www.propertyguru.com.sg for a rough idea. Or contact your friends who already bought resale pte pty for a chat...

I was chatting yesterday with an old friend (shes 26 btw) and she lamented about her successive failures to secure a nest somewhere in Yishun-one great stumbling block when trying to tie the knot. No flat, no ROM, no marriage.
3 years back, my brother tried BTO in Yishun. There wasn't a system of rejection, just queue number. At that time, there are many applicants who choose not to book a flat for various reasons like low floor etc... And try again. Not sure now... But unlikely HDB reject, most likely applicant reject or choose mature estates where BTO flat number is lower than Punggol etc...
Perhaps expensive DBSS, or EC will have a better chance, especially for 1st timers where queue number is definitely lower... :evil:
