    • RE: * Nanyang JC (NYJC)

      phtthp\" post_id=\"2077510\" time=\"1659767935\" user_id=\"35251:

Anyway, to all the Nanyang JC students here,

don't be so up tight about which is the 3rd or 4th or 5th JC, in Singapore. Why ?
      Because
every few years, the situation may change, so on & so forth ....

Also, once u step into the working world, nobody is going to ask you, \"so, which JC, you come from ? \" Perhaps, during your very 1st job interview, interviewers may ask, especially if u are a fresh graduate, from university. But subsequently next time, each time whenever u change job, change company 2x, 3x, 4x, 5x or change career, people won't ask u anymore.

They will only ask u one key question, \"From your current or from your previously resigned job, what relevant skill set, can u contribute to our organization ? \"

      Or

\" Why should we hire u, out of so many job applicants, who have applied to our company ? We are in no lack of applicants ... \"

As u look back, all these not important anymore. Which (Secondary school or JC) u ever attended before, they merely become dim memories, in your past journey.
The reality is......which JCs or schools you graduated from may make a difference.

I am telling you this from my personal experience.

I once work in the civil service and the HR let slipped that priority consideration will be given to graduates from top JC.

This is despite the govt saying qualifications are not the only consideration.

      https://www.straitstimes.com/business/property/liv-mb-condo-in-mountbatten-sells-over-75-of-units-on-launch-weekend

LIV@MB above 75% sold. The exact figure is 79.19% sold on soft launch day. Which is higher than Piccadilly Grand’s 77%.

Piccadilly Grand was the 1st big project to be launched after the cooling measures and probably the govt was shocked by the overwhelming response and the 35% ABSD (Trust) was introduced within a few days of the launch of Piccadilly Grand.

MOF mentioned that they do not have the exact figures for properties bought under trust. So despite ABSD(Trust), the property market continues to stay red-hot is driven by demand and not due to purchases under trust?

After all, LIV@MB broke Piccadilly Grand’s record by selling 79.19% on soft launch
There is simply a shortage of supply that causes prices to surge.

The govt is to be blamed for this due to the shortage of land supply. That's why developers have bidded aggressively during GLS.

Some even dipped into the enbloc market to replenish their land bank.

Although the govt has recently released more land to stabilised property prices, it's too little too late.

I don't have rich parents. But they have given their lives to provide the best they could and I will be eternally grateful to them for all their sacrifices.

They have passed away 1 year apart and I truly missed them.

Do you think it's still a good investment?
Properties have shown to be a good hedge against inflation.

Read that foreign funds are also shifting into real estate.

Thanks for sharing and do not be too disappointed as LNW mentioned. On paper, her credentials are incredible. What do you think could be the reason why the scholarship applications are not successful?
Really hv no idea why she wasn't given the scholarship.

But heard from my DS that scholarship offers may be impacted by the economic hardship during the last 2 years amidst the covid-19 pandemic.

There could be less funds available.

Have you gone to see the showflat? They're gonna start e-balloting tomorrow! Preview sales at 21st May (Sat). The location looks good (known for seaside lifestyle) but the psf prices will sure start above $2k psf, as with the new launches these days
Even for OCR projects, $2,xxx psf will soon be the norm.

In fact, Lentor Modern, which will be linked directly to the Lentor MRT station and expected to be launched in H2 this year, can see prices hitting $2.2xx psf or more. This is due to the high land prices, rise in construction cost, global inflationary pressures, etc......

So, given the more exclusive and better location for Liv @ MB, $2,xxx psf can be considered attractive in the current market.

      Here's a review.
