      You may want to note that there are steep slopes and long flights of stairs everywhere in Seoul! Navigating the Metro stations involved long walks for transfer of lines and climbing flights and flights of stairs. Many numbers on the sign boards within the stations, some referring to exits, some to lines. Most eating places are not on 1st floor, meaning you have to climb stairs to the restaurants. Quite tiring if you are there in summer, under heat wave

      Will be travelling straight to Busan when we touch down Incheon in the morning 7.30 am. May i know are there any luggage storage compartment in both their KTX n Arex train ?

      I'm going on 7 to 15 Oct. I have never taken their KTX & Arex, but I believe there should be luggage compartment. I usually take their airport limo bus to our hotel as its more convenient no transfer needed so have not tried their Arex too. I only taken their ITX to chuncheon which I remember there's overhead storage.

      Hi, i just returned from a trip to Seoul. We took the express train (Arex), not planned, as the airport limo was not operating along Myeongdong the day we arrived due to a street demonstration there then. There is overhead storage for luggage but space is good enough for smaller luggage. There is also a small section in front of every carriage for luggage. Seats are allocated for Express train, not the all-stops one. Remember to take the tourist pack from airport information counter. There is a discount coupon inside the pack for Arex ticket at KRW7k (UP KRW 9k). We took the airport limo 6001 from Myeongdong, near ext 8 to Incheon on our way back. Very comfortable and wide seats. KRW 14k using T-money card. (15k using cash).
      We stayed at Loisir Hotel, directly linked to Myeongdong station, right at the shopping street. We could walk to the cable car station of Namsam Tower and our room was directly facing it. Hope that helps.

      I have booked air tickets to Seoul for July. Wish to stay next to the Metro station and where somewhere ‘in town’. Is Myeondong a good place to stay? How about Dongdaemon? Any recommendation on a good accommodation near Metro in this 2 areas? Thanks in advance for any advice.

      Unfortunately HDB charged buyers at the pre-Asian Financial Crisis rate, as building costs didn't drop...Nothing was adjusted after the crisis when you took over the keys in 1999.

      The problem I noticed from my cycling trips to Punggol was that HDB started building from the inside and along TPE, leaving vast expanse of state lands vacant near the MRT/Central area where Waterway Point now sits. Tough luck if your Design N Build Plus was further inside, away from the prime plots near MRT station. Those flats of the same room types nearer to MRT and which MOPed later will fetch higher prices. Every family wants to buy newer flats with longer leases, with better designs and that are in close proximity to MRT.

      Your friend did the smart thing by letting go of their flat early. When you're selling at a loss, always remember you're also gaining by buying somewhere else in a better location cheap cheap at the same time. At the end of the day, location location location. For young couples who're working, it's definitely more convenient to be situated nearer to CBD.

      With the announcement of the new Punggol Digital District, you can perhaps wait a while more as more PRs will definitely flock into Punggol and SK to purchase permanent place of residence. SIT campus won't drive up demand I suppose, cos many students will head home to sleep, or are entitled to halls of residence, or colleges will provide free shuttle buses, etc. Graduate / Int'l student numbers have dropped significantly in the last few years due to complaints by Singapore Kiasuparents.[/quote]Hi Zeit,
      If only i am staying in Punggol/Sengkang. The appreciation in value of the flats there is quite good. My place is very far from there. I often wonder if the capital appreciation of the properties has anything to do with who our MP is.

      I bought a new flat from hdb in 1996, collected key in 1999. Flat valuation has been low and is still close to purchase price today. No clue how can this be so. This has caused much anguish as i witnessed people around me pocketing huge profit from changing flats while i continue to stay in the same place for the past decades.[/quote]

      That is what happens to everyone else! So, you can imagine my anguish? Mine is at the NW. Used to be called 'Design and Build Plus'. If i have a chance, i would like to ask the property valuers how they came out with the valuations of similar flats transacted in the past/recently.

      Was it really that high? New 5-rms were no more than $200k then, right?

      My new exec was $430k at outskirts.

      It's true.
      That is my situation now. New flat direct from HDB was overpriced then. Current valuation is close to my purchase price. The only consolation is the space we have.
