    • RE: Home Rental Question

@zac-s-mum Will take note of this and be added to the agreement. Based on the clause, what do you understand the term ‘expendable items’ mean? Does it not included of all fixtures? Thanks.

      @slmkhoo
      The clause as follows:

To replace electric light bulbs, tubes and be responsible for all minor repair and replacement of parts and other expendable items at its own expense up to Dollars One Hundred ($100.00) per item. ln the event such expenditure exceeds $100.00, the Tenant shall bear the first $100.00 and any excess thereof shall be borne by the Landlord. For repairs above $100.00, Landlord’s approval must be obtained prior to such repair and the Landlord reserye the right to engage his contractor. For avoidance of doubt this clause does not apply io any expenses incuned by the Landlod in repair and replacement of parts mentioned in clause 3© of thls Agreement, save for the provisos of the said clause.

What if the bed frame or sofa is broken? Is it that landlord need to replace the items solely or the tenant will bear the first $100?

      Thanks

Hi, I am a bit confused on the clause of wear & tear for repair in the tenancy agreement. Can someone advise if those damage of furniture like sofa or bed frames are under landlord or tenant ? Thanks.

Hi, can I know if the domestic helper is allowed to go Malaysia/JB with her friends during her off day? Is there any regulation on this that I can find in MOM websites. Thanks.

Thank you - so 14 days extra pay and the cost of a return ticket? Where are these policies documented? I can't seem to find them on MOM's website.
It should spell out in the contract agreement between you and the helper. This is usually the general practice.

What compensation should I be giving to my FDW as she wasn't able to go back to PH due to the COVID pandemic? I read somewhere that it should be the cost of a return-trip airline ticket to the nearest airport to her town? How do I even calculate that? I looked at the MOM website but it doesn't seem to cover this.
You have to pay her the home leave (about 2 weeks) if she is not going home. You can try on those ticketing website to find the cost of the air ticket.

If yr brother was the sponsor, he does not need the EOP, unless u mean yr mum is taking over as eyer. She can do online EOP. It’s very str-fwd, unless she can’t read English, you can read every details & get her to u’stand/acknowledge. Transferring within family members shld be quite clean w/o dispute but best everyone in family aware & agree incl the helper in the transfer process. Let me know if there’s anything else u need to know.
Hi Estéema, I had received the IPA for my mum from MOM yesterday. However, I had the following queries:

      1) We had renewed the helper for my demise dad 1.5months ago, do I need to inform the insurance company in order to have the refund?
      2) My helper had done her check up on 23/5/22, can I know if MOM will notify us for her six-monthly medical examination? Or I need to send her before I submit the declaration form to MOM. I had bought the new insurance this morning.

      Thank you.

So sorry for yr loss & responding late.

Just apply with her particulars & yours using MOM online. No need previous eyer’s consent in this case, just so long as helper willing to change h’hold/eyer since he’s yr demised dad. Purchase FDW insurance (can visit NTUC Income website to choose a package). Medical can do at GP or SATA.

Feel free to pm me anytime.
Hi Estéema, really appreciate for your response. As my brother is the sponsor, he needs to apply for exemption from EOP (Emploers Orientation Programme) before my mum can apply online.

      Thanks.

Hi, my dad had passed on last week and he is the employer of the maid. I would like to continue her service to take care of my mum. Could anyone advise on how should the transfer process be? Thanks.
