the new hdb rules state that if it’s a new hdb flat, one needs to complete a min. 5 year occupancy before you could lease the whole unit out. for resale hdb, a min of 3 year occupancy before the whole unit could be leased out.

this was told to me by our usual agent, dunno if this is true or not. but i think that’s why DH told me too.

              Check the HDB policies here:
              http://www.hdb.gov.sg/fi10/fi10206p.nsf/WPDis/Subletting%20Your%20Flat%20/%20RoomPolicies%20-%20Subletting%20of%20Whole%20Flat?OpenDocument&SubMenu=Policies

You need approval from HDB, apply for Stamp Duty, and you will need to pay much more property tax.

I previously engaged the services of Highpoint Movers. Their rates are reasonable and more importantly, they have excellent work attitude and did a great and professional job. They also provide boxes. You may want to consider them.

Sorry if these questions sound silly, better ask here than to sound too amaturish when we contact the movers.

                  If we engage movers,
                  1) What is the main determinant of their price quotation? # of boxes? Location? # of workers?
                  2) Do they provide dismantle and assembly service?
                  3) If yes to Q2, is it an extra charge on those services?
                  4) If yes to Q3, what happens if they dismantle then cannot assemble back?
                  5) For items that need our pre-packing (i.e. food from the fridge, clothes), they give us boxes in advance izzit? or these they also pack for us?

Usually they wil come round to your place and survey how much stuff you have, and price will be dependent on size of the lorry required and how many trips required.

The dismantling & assembly of small stuff is usually part of the service - if it’s not too difficult and specialised, eg. bed frames or shelves. Guess since they don’t really charge for such service - wouldn’t be fair to them if it can’t be re-assembled. You may specifically want to check with them on cost, esp if there are many items that require dismantling and assembly.

Yes boxes are provided in advance for your own packing. I have always packed everything myself, though I understand they also pack for you if required (best check if it cost extra). Note once packed, seal (use masking tape) and label as to which room to be delivered to (eg. indicate master bedroon, kitchen etc).

My preference is to actually only have them move the heavy boxes, and for smaller boxes etc, to deliver them myself, cos depending on how much stuff you have, the lighter boxes may take up unnecessary space on the lorry (and extra trips needed).

FYI they use cling wrap for every item they move (except the boxes), eg. mattressess, sofa, tables etc are all cling wrapped individually.
