      Holiday Inn excellent location but rooms look quite old?

      Well, can't be perfect in every way without costing a bomb. I don't foresee that I'll spend a lot of time in the room, hence, I'm not so particular on the outlook. As long as it is comfortable and in a good location, I can accept it.

      You can also look at Dorsett Mongkok family quad room. Price should be under $400 and Mongkok isn't that far from Tsim Sha Tsui.

      Just curious
      I noticed some condos come with hard-to-reach aircon unit concealed within false ceiling.
      If I want to replace the ducted aircon, the only way is to tear down the entire false ceiling?
      And since already torn down false ceiling, better to change to split unit aircon?
      Any other consideration or troublesome stuff to look out for?
      Why u want to tear down the ducted aircon? The piping system is different from normal split unit

      for DIY renewal –


      1. go embassy get the new contract done
      1a. if need to extend or make new passport, do accordingly

      2. get the insurance and SB ready. insurance company will transmit to MOM

      3. follow instruction from MOM renewal notice and log in and follow the few steps and renew

      4. if medical report is needed, get the medical exam done, clinic will chop and sign the report

      5. scan the medical report and upload according to instruction on the iSubmit notice.

      6. acknowledgement will be on screen

      7. MOM will mail the new WP card to your address

      cheap and hassle free actually

      A hypothetical question, given a FH Semi-D cluster house with built-in area of 3600sqft going for $3mil, and a 99yr condo 1800sq in the same vicinity (but with full facilities & nearer to MRT) also going for $3mil. Which one would you choose?


      Since both condo and cluster houses are considered strata title properties, I would like to compare a cluster house to condo instead of a normal title-deed landed property. For the latter, the price of a freehold semi-D in the same vicinity would be doubled (say $6mil).

      I recall attending a property talk where the speaker said where possible, (& most buyers would) go for title-deed landed instead of strata-title landed. Haha, but the prices are very different leh!
      in order of preference:

      1st: FH cluster semi-D....eventual enbloc to high rise reaps windfall
      2nd: 99LH condo....depreciating asset after 10-15 years
